What separates one agent from another?
For the most part real estate agents use the same or similar technology to market properties to potential buyers or find properties for home buyers. But whats the difference between one realtor and another? Experience is an obvious quality. Realtors with limited experience will have more difficulty navigating the sometimes difficult waters of the real estate industry. Market knowledge and knowledge of industry trends is another set of qualities that can separate one Realtor from the other.
What I've come to realize throughout all my years in the real estate industry is this, success doesn't exist in singularity but rather can be defined across a spectrum. For example, Realtor A sold a property in 15 days at their clients asking price while Realtor B sold a similar property in 25 days at asking price. Both of these realtors were successful in getting the price their clients were asking for but in this example, the time it took to sell is the difference. One can say that Realtor A was more successful.
Now, let's think about this further. Let's consider a few more variables that may separate one Realtor from another. How accurate are they going to be in valuing your property or the terms of your offer? Could you over pay for a property or as the seller, are you pricing the property to low and thus leaving money on the table. How about property inspections? As an investor I've seen everything that can go wrong with a house and I have the knowledge to solve them. If your realtor knows nothing about construction, they aren't going to be much help spotting potential issues. And you can't just leave that responsibility up the the inspector. If you were to hire three different inspectors from three different companies, each will find issues with a house that the other one missed. And let us not forget about negotiating skills? How confident and comfortable will your broker be with confrontation and advocating on behalf of your needs.
When it comes down to picking a Realtor to represent you, your property and your future I've come up with the skills and traits that make up a great realtor.
A great Realtor is a great listener; one that takes the time to get to know you, your situation and your goals. Your vision of success must become their vision. Remember, it's all about you. It's your house, your rules and never forget who's in charge. You!
A great Realtor is a great problem solver. Problem solving can't be theoretical, it must be grounded in reality and real life experience solving problems across a myriad of situations.
A great Realtor is a great negotiator. They say a great negotiation is when both parties of a deal are satisfied. I say great negotiation is when my clients feel they got more that what they expected. Remember, success exists on a spectrum. Just because a deal closes, a house sells or the right house was found isn't the sole determining factor of success. There are so many victories that must be won. A great Realtor knows this and strives for successful outcomes throughout the entire process and not just when the check clears the bank.
